DA vs CDC in NSW: Which Approval Pathway Should You Choose?

The DA vs CDC decision determines your approval timeline. Here is how to choose.

Choose CDC if

  • Block 450 sqm or larger (single dwelling) or 600+ sqm (duplex)
  • Outside heritage areas
  • Outside BAL 40+ bushfire
  • Outside flood overlay
  • Design fits SEPP envelope (height, setback, FSR)
  • Council has opted in (for dual occupancy)

Choose DA if

  • Heritage or character precinct
  • High bushfire risk
  • Flood prone
  • Sub-standard block size
  • Design exceeds SEPP envelope
  • Specific local controls in council DCP

Cost and time

  • CDC: 6 to 10 weeks. Fees $2,500 to $4,500.
  • DA: 12 to 30 weeks. Fees $3,500 to $7,500.
