Single Storey vs Double Storey: A Cost and Lifestyle Breakdown

Single or double storey is one of the first design decisions. Here is the trade-off honestly.

Cost comparison (4 bedroom home equivalent)

  • Single storey 200 sqm: $440,000 to $530,000
  • Double storey 240 sqm (same number of rooms but bigger): $570,000 to $720,000
  • Cost per square metre: Single ~$2,200-2,650, Double ~$2,375-3,000

Block size requirements

  • Single storey 4-bed: 550 sqm minimum
  • Double storey 4-bed: works on 350+ sqm

Lifestyle differences

  • Single: one level, no stairs, easier ageing in place, more outdoor space typical, garage and bedrooms compete for space.
  • Double: bedroom separation, more wow factor, vertical site presence, more storage upstairs, harder to age in place.

On a per-dwelling basis, yes. On a per-square-metre basis, double storey can be cheaper because the slab is smaller. The total dollar amount is usually higher for double storey because you typically build more square metres.
